Contract Administration

Under traditional contracting, the Contract Administrator is an employee of the employer (client) whose services involve the preparation of the tender documentation, including building contract and specifications, completing the tender analysis process and maintaining the works on site, including the issue of instructions to the contractor, the certification of payments under the building contract and to certify the practical completion and making good of defects on the project. CTB have a wealth of experience in the contract administration from small works project to wholesale refurbishment and large scale new build schemes, with contracts varying from £5,000 to £10m in value.

Employers Agent

Employers Agent roles are more typically used on Design & Build procurement routes. An EA represents the employer’s interests providing a lead contact overseeing the design team and construction process. An EA’s roll will typically include management and development of a client brief, procurement of consultant services, collation of Employers Requirements and management of the design team and building contract.

Principal Designer & CDM Services

Building surveying practices offering Principal Designer and CDM services, including those under the Building Safety Act, provide comprehensive support in managing safety and compliance throughout the construction process. As Principal Designer, they ensure adherence to the Construction Design and Management (CDM) regulations, overseeing risk assessments, design coordination, and safety planning. Under the Building Safety Act, they play a key role in managing high-rise building safety, ensuring that safety risks are mitigated from design through to completion. Their responsibilities also include coordinating with all project stakeholders to ensure health, safety, and regulatory compliance at every stage, protecting both workers and building occupants.

Project Management

Typically adopted for larger scale or more complex construction projects the role of Project Management / Project Manager is similar to the Employer's Agent role and takes on the overall responsibility for the successful execution of a project from conception through to completion typically heading up a team of consultants including Architects, Services Consultants, and Structural Engineers on behalf of a client.

The responsibilities include establishing the client’s brief, outline budget, programme and any other special requirements, checking which statutory approvals are required and overseeing applications for approval. They will advise on the need for and make recommendations for the appointment of other consultants, checking that the consultant’s responsibilities and information production are clearly stated and advise on the need for warranties procurement options and appropriate building contracts.

During the construction phase the role will entail the performance monitoring of the contractor, consultants and any professionals and other subcontractors in their duties and the discharging of their responsibilities through to completion reporting on finance, cash flow and programme certifying valuations and ultimately signing off the building and final costs on the clients behalf.

Project Monitoring

Given the wealth of experience in development and construction projects, CTB are able to offer a full monitoring service for a variety of funders and/or banks to evaluate the financial forecasting and expenditure on larger scale construction projects. The monitoring role is to ensure that the contractors drawdown requests are in line with the original cash flow and reflect the works undertaken on site. Working closely with the project managers and Employer’s Agent in agreeing valuations, a monitoring role will oversee the general development and construction of any project. Employed direct by the funder or the bank, they report direct to them to approve the monthly valuations and final accounts. CTB are on the approved panel for a number of lenders.

CAD & Design Services

With in-house CAD services, CTB are able to offer a full design service in the preparation of detailed plans to suit your requirements. The development of proposals necessary to satisfy statutory consents such as planning and Building Control, preparation of lease plans to accompany and feasibility studies, CTB offer a full 2D design service and with their consulting partners can take these forward to 3D proposals and visuals.

Drone Surveying Services
